We're committed to providing a fair and transparent process for all applicants. The following is our application procedure

Application Instructions

Each occupant 18+ must submit their own application

All application fees are non-refundable

Have all documentation ready before starting the process

Applications will not be processed until all applicants have submitted, paid, and provided required info
Scoring Criteria
We use a point-based system to evaluate applicants based on:

Rental history, employment, and income
-
Credit score and TransUnion Resident Score

Criminal background and eviction history
Failure to meet minimum qualifications may result in a higher deposit or denial.
Minimum Guidelines:

Income: Preferably 2.5x rent combined (minimum 2x may require cosigner or increased deposit)

Credit: One applicant with 550+ score
-
Automatic denials: sex offender registry, 2+ evictions, open landlord collections, false info
-
No more than 4 unrelated adults per unit

Felony history may disqualify

Valid government-issued ID required
Pet Policy

All applicants with pets must complete a PetScreening profile (fee applies)

Applicants without pets must complete a no-pet profile (free)

Restrictions may apply for dog age, breed, size, and number of pets
Smoking & Marijuana
No Smoking of tobacco or marijuana is allowed inside any Badger property
Next Steps

Each adult completes their own application and pays the fee

Incomplete applications delay processing and risk losing the home to another applicant

Once approved, you’ll have 1 business day to sign the lease and pay the deposit

The home is held only after both the signed lease and deposit are received

All applicants must complete a PetScreening profile (pet or no pet)
