Owner FAQs
- 01Visit our Rentals page to view available properties and click "Apply Now" on the listing you're interested in. Each adult must submit a separate application.
- 02All rent payments are made online through your tenant portal. You can also view past payments, submit maintenance requests, and update your info there.
- 03Log into your portal and select "Submit Maintenance Request." Our in-house team will respond quickly and keep you updated every step of the way.
- 04Pet policies vary by property. Be sure to check the listing and complete a pet or no-pet profile through PetScreening. Pet fees per animal include: $250 refundable security deposit $20 per month
- 05Obligo is a deposit-free alternative. Qualifying renters can skip paying a traditional security deposit while remaining financially accountable for lease terms. See More
- 06It's a free service we offer to help tenants set up utilities like electricity, water, and internet when moving in.
- 07Most applications are processed within 1-2 business days, depending on how quickly all parties submit documents and verifications.
- 08We use a point system that includes credit, income, rental history, background check, and eviction history. Learn more on our Application Procedure page.
- 09Application Fee - $40 ($30 cap for Boise) per Adult Security Deposit or Obligo Enrollment - You’ll either pay a traditional security deposit or use Obligo (a deposit-free option, if qualified). Obligations and fees for Obligo will be explained during the lease process. Pet Fees - If the property allows pets, there may be: A refundable security deposit pet fee (per pet) Monthly pet rent ($20/pet) - All pet applications must be submitted through PetScreening.com, including those with no pets. Insurance required - We require at least $100,000 liability, we will charge $11.99 a month unless you provide proof of insurance already acquired. You may also upgrade insurance coverage through your portal. No Administration fees or renewal fees!!
